Post construction defect inspection
A post construction defect inspection is carried out at new developments. This is usually done when an Occupation Certificate has been issued for the building but before any occupants moved into the building.
Our inspection is very detailed and we spend around 1 hour in each unit. We conduct visual inspections of the finishes in each unit and also common areas in the building. The inspection includes CCTV inspections of wastes in bathrooms and balconies, airflow through exhaust fans, temperatures of AC, fall of tiles to drains and measurement of tile lippage. All measurements are recorded and included in our inspection report. In compliance with NSW Guide to Standards and Tolerances, inspections are carried out from a 'normal viewing position'.
After our defect report is issued and reviewed, we will organise a time when rectification works is to be carried out. After this rectification period, we will re-inspect the defects originally identified in each unit and common areas to ensure they have been rectified.
